There is a process involving HRA Board in the sale or purchase of a property on the Heathfield estate. This is because Heathfield is a private estate, a company has been set up to manage the estate and home owners become shareholders in that company. A Covenant is held over each property on Heathfield and this is marked on Land Registry records.
The company is Heathfields Residents Association Limited and it is registered at Companies House. The company, through the HRA Board, are entitled to charge for work involved in making the process legally registered and binding and this requires time and effort. SELLERS
You must advise HRA of your decision to sell as soon as you advertise the property for sale so that we can be prepared to the change over in the named shareholding. This is an obligation under the Covenant which you agreed to in purchasing the property on Heathfield.
Please also provide details of the firm you have chosen to manage the conveyancing process on your behalf. Please keep us updated of developments in the sales process as this will ensure our prompt action in keeping your sale on track. We do not rely on conveyancers telling us anything quickly.
Once you have an offer on the property you must pay the Sellers Fee of £300.00 to HRA. Once this is received we can begin the process of providing your conveyancer with the Sales Pack and answering any enquiries they may have. Until payment is received no work can be carried out by us.
Once you know a completion date for your sale, please again advise HRA. We will then calculate your service charge fees up to the date of completion. This may mean a refund of fees or an additional payment from your last payment to completion. We will provide your conveyancer with a written statement from our accountants as confirmation.
